FAQ

Commercial property, explained plainly

What does commercial property insurance cover?

Buildings you own or lease for the business, your business personal property, and the personal property of others in your care. It can be bought on its own or as part of a package with other coverage.

Which causes of loss are covered?

You choose. Specified perils covers a list, such as fire, explosion, windstorm and vandalism. Open perils covers all losses unless excluded; earthquake and flood are two common exclusions.

What is coinsurance?

The policy expects your buildings to be insured to their full value. If they aren’t, a penalty, called coinsurance, can apply when you have a loss.

Actual cash value or replacement cost?

Actual cash value is the most common valuation, and in California it is considered fair market value unless the policy says otherwise. Replacement cost pays to replace property with new property of like kind and quality, up to the limits.

Does it cover lost income after a loss?

Business interruption coverage can be added to replace lost business income after a covered loss, and extra expense coverage can help keep the business running.
